Although we love children, our home can not accommodate those under age 12, nor can we accommodate your pets.  Please note that we do have a wonderful Golden Retriever named Lacey.  Lacey is allowed only in the owner's quarters and not in any of the guest areas.

Reservations are confirmed on receipt of one night's deposit.  Two or more rooms reserved require a non-refundable one night deposit. 

Gift Certificates Available:
Please ask us about purchasing a gift certificate for a family member, friend, or co-worker. A free night, weekend or package at Orchard House Bed & Breakfast makes a great and unique birthday or holiday gift!

Room Rates are based on double occupancy and do not include tax. There is a $25 fee for an additional occupant in the York Imperial Room only.

Weekend Rates are effective for two consecutive nights Friday and Saturday or Saturday and Sunday.

Weekday Rates are effective Sunday through Thursday night.

Peak Season Rates in effect 9/14 - 11/3.

Discounts:
Discount requests must be made at time of reservation and may not be combined with any other discount or package offer.  All discounts apply only to room rate and not packages or additional amenities.  Discounts do not apply to our Weekday prices as they are discounted for all.

Senior Citizens: (age 65+) receive a 10% discount only on Weekend Room Rates with a two night minimum stay.

Military Duty: Active Military personnel receive a 10% discount only on Weekend Room Rates with a two night minimum stay.

Business Guests: We welcome our business guests and with a reduced rate for single occupancy, Monday-Thursday. We serve a satisfying continental breakfast. Please call for details.  FREE Wireless High Speed Internet.

3 or more consecutive nights:  Receive a 10% discount on your total Room Rate bill with a reservation of 3 or more consecutive nights in the same room that include two nights at the Weekend Rate.

Event Rentals: Our expansive dining room could be the ideal location for your meeting, group event, workshop, or retreat.

Serving of Alcoholic Beverages:  The staff of the Orchard House Bed and Breakfast take drinking and driving as a serious responsibility and request that all guests do the same.  We will require all room occupants to provide proper identification at time of check-in when alcohol is provided as part of a package or event.  In accordance with Virginia state law alcoholic beverages provided by the Orchard House Bed and Breakfast must be consumed on the property.  The staff of the Orchard House Bed and Breakfast may at anytime at our discretion refuse to serve anyone alcohol.
